How often should a Perth garage door actually be serviced?

Our recommendation: around every six months if you are within roughly three kilometres of the coast, around every twelve months further inland, and on a dust-driven schedule above the scarp where gravel driveways pack the guides. That is based on what we see fail and how quickly, and we state it as our policy rather than as an industry standard — because there is not one. If your door runs more than about six or eight cycles a day, shorten it regardless of where you live.

Does salt air really damage a garage door that much?

It damages the hardware before it damages the door. The components that go first are the ones under tension or in motion — torsion bars, flag brackets, bearing plates, tracks, cables, steel hinges and motor chains — and on a roller door the bottom rail corrodes from the inside face where you cannot see it. The visible curtain often still looks fine while the parts holding it up are well down the track. That is exactly why the coastal interval is shorter.

What does a garage door service actually include?

A full mechanical inspection of springs, cables, drums, bearings, rollers, guides, rail, panels and seals; a balance test by hand; correct lubrication; motor service including travel and force limits and the battery backup if fitted; safety beam alignment and an auto-reverse test; and a written condition report. If a service does not include a hand balance test and an auto-reverse test, it is a lubrication visit rather than a service.

Can I just spray some lubricant on it myself?

You can lubricate rollers and hinges, and it does help — but two cautions. Do not spray the guides on a roller door: excess lubricant in a Perth guide channel collects blown sand and turns into grinding paste, which is worse than dry. And never spray or adjust anything on the spring assembly. If the door has become heavy or noisy, lubricant is treating a symptom that has a mechanical cause.

Is servicing worth it if the door is working fine?

The point of a service is that the door is working fine — that is when a fatiguing spring or a fraying cable is a scheduled Tuesday appointment rather than a Sunday night emergency with the car locked in. It also matters for safety: the auto-reverse function on a door is the thing standing between a closing door and whatever is under it, and it drifts out of adjustment quietly. We test it on every visit whatever we were called for.
